  • How do I reserve a villa or make a booking?

    Simply browse the properties on our website and you can make a reservation online. If you'd prefer to speak with one of our team so we can match you with your perfect vacation home, please call us on either: USA +1 (321) 710 8779 or UK 0333 322 1411

    To secure your reservation we require a non-refundable deposit of 25% of the total value of your booking. If you choose to pay online, you can use our secure payments portal. We accept all the major credit and debit cards including Visa, Mastercard, Discovery, and American Express. We can only accept payment in US dollars via the website. If you would prefer to pay in a different currency, please contact us direct on one of the numbers above and we will be happy to accept other payment currencies or methods. You can also choose to pay via PayPal or by bankers check/cheque.

    Please do not book airline tickets or car hire until we have confirmed the dates for you.

  • What are the check in & check out times?

    All properties are available for check in at 4pm and all properties must be vacated by 10am. Should you wish to have an earlier check in or later check out, please ask at the time of the booking to see if this option is available. There will be an additional cost for a guaranteed earlier check in or later check out. These can be added to your booking at the check out stage or you can contact us directly & we can arrange this over the phone.

    Please note that if you do not check out on time, this has an impact for the next guests arriving and extra staff will be required to clean the villa. Therefore you will incur additional charges.

  • How much is the Damage Insurance?

    All our guests are required to pay a non-refundable damage insurance of $65 to cover you for all small damages up to $500. We understand that while you are on holiday it is your time to enjoy with your family and relax; we don't want small incidental damages to ruin your vacation. We know small spills on the carpet and marks on the wall will happen. Although these are accidents, there is still a cost to correct the unintentional damage. This is why Ellis Exclusive Villas has developed the Damage Protection Plan.This will cover you for stains on the carpet, marks on the wall, broken dishes, stained or damaged towels and other small items. The Damage Protection Plan does not cover negligence or gross intentional damages to the property. It does not cover theft.

  • What do I need to bring with me to my holiday home?

    Every vacation home has been furnished and equipped to a high standard to ensure that you have an enjoyable vacation.

    Each home provides, as standard, the following amenities: air conditioning, WiFi, cable TV, telephone, washer/dryer, iron & board, fully equipped kitchen, bed linen, and towels. If you wish to check a full inventory of items in the vacation home, please give us a call.

    We do provide a supply of toilet tissue/loo paper, kitchen towel/kitchen roll, laundry soap/washing powder, and a dishwasher tablet to get see your through the first night. However, please bear in mind that the home is offered on a self-catering basis, so you will need to provide these supplies once the starter provisions have been used.

    We can supply baby and toddler items for the duration of your vacation at no extra charge. If you do require strollers/ pushchairs, cribs/travel cots, high chairs or other baby or toddler items please let us know in advance and we will have them waiting for you at your vacation home for your arrival.

  • When do I pay for the villa?

    The deposit payment is due immediately when you decide to book the property. The deposit will reserve the vacation home for you until the final payment is due. The remaining balance will be due 90 days prior to your arrival date. We will, of course, remind you nearer the time. View our full Terms & Conditions of Booking here.

  • Is the villa cleaned during our stay?

    All our Orlando holiday homes are professionally cleaned and inspected prior to your arrival and are rented to guests on a self-catering basis. There is a dishwasher, washing machine, dryer, mop, brush and pan provided for maintaining the property cleanliness during your stay. If you require mid-stay cleaning, then please let us know at the time of booking and we will be happy to arrange this for you. Please see our Little Extras page for more information.

  • Should I have pool heat?

    Pool heat is available on request all year round. However, during the hot summer months it is not necessary to heat the pools. We do suggest that you consider heating the pool between October and April. The pool heat is preset to a temperature that is considered safe and efficient for the equipment in each villa and cannot be changed. If a pool blanket is supplied in the vacation home, then please use it as it will help to maintain the warm temperature in the pool and, if the pool wasn't heated prior to your arrival, it can hasten the heating of the water.   • Are all properties non-smoking?

    All Ellis Exclusive Villas Orlando properties are non-smoking. Smoking is permitted outside on the patio area, but please dispose of litter responsibly as stray cigarette butts can cause untold damage to pool filters.

  • Which are the closest airports to the holiday homes?

    Orlando International is the closest to most of the villas, but Sanford is not far away either. Call us for detailed information about flights and travel connections.

  • Where can I find your terms and conditions?
